    曾積極海外擴張後「爆煲」的海航集團,集團董事長陳峰在上月遭警方拘留,而其在5年前購入的前「亞洲樓王」高層複式單位,在淪為銀主盤後,近日亦物色到新買家以3.12億元入手,相較購入價貶值達3成或1.2億元!
    該單位為天匯45樓A室複式單位,因「跳層」關係又名68樓A室,實用面積4,664呎,連310呎平台,享維港全海景,全屋附有豪華裝修,原則為五房五套間隔。
    單位在2015年由海航董事長陳峰(CHEN, FENG)以4.33億元,透過公司名義購入,及後單位在2019年起至少兩次向財務公司抵押借貸共2.5億元,並在今年4月正式清盤,並在8月以銀主盤形式招標出售。
    單位最近以3.128億元易手,實用呎價約6.9萬元,相較6年前的購入價,貶值近3成或1.2億元。
    位於西半山干德道的天匯曾享有「亞洲樓王」的稱號,個別單位曾以每呎10.5萬元創下當時亞洲分層住宅的呎價新高。

    The unit was purchased by HNA Chairman Chen Feng (CHEN, FENG) for $433 million in the name of the company in 2015. Afterwards, the unit will mortgage and borrow $250 million from the finance company at least twice since 2019, and in April this year It was formally liquidated and sold by tender in August in the form of mortgagee sales.
    The unit recently changed hands for $312.8 million, with a practical price per square foot of about $69,000. Compared with the purchase price six years ago, it has depreciated for nearly 30% or $120 million.
    39 Conduit Road, located on Conduit Road, Mid-Levels West, once enjoyed the title of "Asian House King", and individual units set a new high at that time in Asian flat-floor housing at a price of $105,000 per square foot.
