    黃竹坑站上蓋揚海, 呎價6萬創新高

    港鐵黃竹坑站上蓋新盤港島南岸第2期揚海公布,成功招標出售11個單位,戶戶逾半億元。據樓盤成交紀錄冊顯示,有關單位成交價介乎5388.9萬至8520萬元不等,總金額約7.16億元,其中3伙賣方關連人士購入,包括實用呎價高達6萬元的1B座29樓A室,最貴1伙揚海樓價達8520萬元,揚海呎價達6萬元,仲貴過港島南岸第1期晉環,創香港仔及鴨脷洲分層單位新高。

    揚海早前首輪銷售200伙,其中188間以價單形式銷售單位即日沽清,其餘另有12間單位招標出售。而據成交紀錄冊顯示,共有11個單位順利招標售出,合共涉資7.16億元,成交價介乎5388.9萬至8520萬元不等,實用呎價介乎4.15萬至6萬元。

    當中1A座29樓A室、1B座21樓A室,以及1B座29樓A室,則屬於賣方關連人士購入,合共涉資2.28億元。例如,實用面積1420平方呎、屬於4房雙套的1B座29樓A室以8500萬元售出,實用呎價高達6萬元,創香港仔及鴨脷洲標準戶新高。

According to the real estate transaction register, the transaction price of the relevant units ranged from 53.889 million to 85.2 million HK$, with a total amount of about 716 million HK$, of which 3 groups of seller-related parties bought it, including the 29th floor of Block 1B with a net price of 60,000 dollar per square foot. In Room A, the price of the most expensive unit in La Marina reached 85.2 million HK$, and the price per square foot in La Marina reached 60,000 dollar. It passed the first phase of South Land on the south coast of Hong Kong Island, setting a new high for the flats in Aberdeen and Ap Lei Chau.

    La Marina sold 200 units in the first round earlier, of which 188 units were sold in the form of price lists, and the remaining 12 units were sold by tender. According to the transaction record, a total of 11 units were successfully tendered and sold, involving a total investment of HK$716 million, the transaction price ranged from HK$53.889 million to HK$85.2 million, and the practical price per square foot ranged from 41,500 to 60,000.

    Among them, Unit A on the 29th floor of Block 1A, Unit A on the 21st floor of Block 1B, and Unit A on the 29th floor of Block 1B were purchased by connected persons of the seller, with a total investment of HK$228 million. For example, Unit A on the 29th floor of Block 1B with a saleable area of 1420 square feet and a 4-bedroom double suite was sold for HK$85 million. The price per square foot was as high as 60,000, a record high for standard households in Aberdeen and Ap Lei Chau.
