培新逾12億購跑馬地豪宅
Peterson Group buys luxury homes in Happy Valley for over $1.2 billion
土地註冊處資料顯示,大坑道341至343號住宅雅居,全幢於9月13日以逾12.399億易手,以上述物業總樓面面積約1.8萬方呎計算,平均呎價高達6.9萬。新買家為培新集團相關公司。
培新集團總監吳美綺表示,港島區逾萬呎地盤十分罕有,低密度更少,日後重建將長線出租,目標客為喜歡市區低密度的人士,淺水灣較遠,山頂霧線不是人人可接受,大坑有其特色。她續說,現址單位積約2000方呎,重建以此作藍本,每伙不少於2000方呎,並打造為特色戶。
她強調,作為長線投資,未計算回報厘數,惟相信持貨年期長,回報將會隨之提高。
According to the information from the Land Registry, the residential apartments at Nos. 341 to 343 Tai Hang Road changed hands for more than $1.2399 billion on September 13, and the average price per square foot is as high as $69,000 based on the total floor area of the above-mentioned properties of about 18,000 square feet. The new buyers are related companies of Peterson Group.
Peterson Group Director Miss Ng said that more than 10,000 square feet of sites on Hong Kong Island are very rare, with low density and less. In the future, redevelopment will be long-term lease. The target customers are people who like low density in the urban area. Repulse Bay is far away and the peak fog line is not everyone acceptable, Tai Hang has its own characteristics. She went on to say that the current unit has an area of about 2,000 square feet, and the redevelopment is based on it. Each unit should be no less than 2,000 square feet and be built into characteristic households.
She emphasized that as a long-term investment, the return percentage has not been calculated. However, she believes that the long-term holding period will increase the return.
