    渣甸山皇第暫沽10伙套現20億 加推2複式招標
    Jardine's Lookout Dukes Place grabs 10 episodes for the first time, cashed 2 billion plus 2 duplexes for tender

    資本策略旗下渣甸山豪宅項目皇第,開售至今已透過招標形式,售出 10 伙,套現近 20 億元。項目今宣布再推出3 樓及 5 樓單位 A 和 11 樓及 12 樓單位 B,兩個複式單位作招標,料最快3天後將正式展開招標。
    兩個單位成交價會參考港島區豪宅成交價,以及皇第項目以往成交單位之成交價。港島區現時豪宅平均呎價約83000元,方文彬指,是次推出兩個單位成交呎價,有望超越83000元。
    項目是次銷售,將推出SUPER 720天付款計劃,買家於 150 天內支付樓價餘額提早成交,可獲樓價最高10%回贈。
    發展商亦為 11 樓及 12 樓單位 B 的買家,推出「先住後付」計劃,買方於簽署買賣合約後支付至總樓價 15%,便可加付住宅物業成交金額之 15%作佔用費, 於 30 天後優先取匙入住,並於 720 天內支付樓價餘額。發展商亦為「先住後付」提早成交之買家提供提早成交回贈,回贈比率高達住宅物業成交金額之 15%。


    The Jardine's Lookout luxury housing project under CSI Properties Limited, Dukes Place, has sold 10 units through bidding so far, and cashed in nearly $2 billion. The project announced today that the third and fifth floor units A and the 11th and 12th floor units B will be launched. Two duplex units will be tendered.     The transaction prices of the two units will refer to the Ttransaction prices of luxury properties on Hong Kong Island and the transaction prices of the previous transactions of the Dukes Place project. The current average price per square foot of luxury homes on Hong Kong Island is about $83,000. The sale price per square foot of two units launched this time is expected to exceed $83,000.
    The project will launch a SUPER 720-day payment plan for this sale. Buyers will pay the balance of the property price within 150 days and receive a rebate of up to 10% of the property price.
    The developer has also launched a "live in before pay" plan for the buyers of Unit B on the 11th and 12th floors. After signing the sale and purchase agreement, the buyer can pay 15% of the total property price and then pay an additional 15% of the transaction value of the residential property for occupation. Fees, priority will be given to check-in after 30 days, and the balance of the property price will be paid within 720 days. Developers also provide early transaction rebates for buyers who settle early "live in, pay later" transactions. The rebate rate is as high as 15% of the transaction value of residential properties.
