    21 BORRETT ROAD業主再斥3.9億掃兩伙‎ 啃辣稅近六千萬

    辣招效力漸失,港島豪宅再錄支付巨額稅項的入市個案。長實(1113)半山波老道21 BORRETT ROAD兩伙高層同層單位,以合共3.9億元成交,新買家本身已持有同屋苑一個單位,是次「添食」需支付樓價15%的辣招稅,涉稅額5,850萬元。
    據土地註冊處資料,21 BORRETT ROAD第1期高層同層6號及7號室,在7月分別以1.815億及2.085億元成交,新買家同為YAN HONGYAN。兩個單位分別涉2,722.5萬及3,127.5萬元的辣招稅款,佔樓價15%,反映買家本身已持有其他物業。
    資料顯示,上述兩單位實用面積各為2,169及2,316平方呎,同為四房間隔,成交呎價約83,679元及90,026元。

The two units involved a tax of HK$27.225 million and HK$31.275 million respectively, accounting for 15% of the property price, reflecting that the buyers themselves already own other properties. According to the data, the saleable area of the above two units is 2,169 and 2,316 square feet respectively, and the same four-bedroom units are sold at approximately HK$83,679 and HK$90,026 per square foot.
