    歷史建築|資策活化瑪利諾神父宿舍‎ 伙數大增1.8倍至23伙

    豪宅市場交投暢旺,發展商亦重新部署豪宅規劃。資本策略(0497)持有、超過80年歷史的一級歷史建築瑪利諾神父宿舍,向城規會遞交新發展方案,項目將維持保留瑪利諾神父宿舍,同時繼續興建2幢新建住宅,不過伙數將由3年前舊方案的8伙,增加至23伙,增幅逾1.8倍。

    據城規會資料,上述申請地點為赤柱村道44號瑪利諾神父宿舍,申請人計劃作住宅發展並保存歷史建築物,同時建議略為放寬建築物高度限制,把其中一幢新建的住宅物業由3層調整至4層高,高度則由現時主水平基準64米放寬至67.7米。

    保留神父宿舍 另建兩幢住宅
    上址地盤面積約82,303平方呎,擬以地積比率0.75倍發展,落成後提供住宅樓面面積約61,722平方呎,涉及3幢住宅物業。整體發展規模與舊方案相若。

    不過項目伙數則會大幅增加。申請地點內的一級歷史建築瑪利諾神父宿舍將會保留並作翻新。該幢歷史建築樓高3層,地下、一樓及二樓分別提供4伙,合共12伙,面積涉及32,724平方呎,即平均每伙面積約2,727平方呎。該幢歷史建築內將提供共享用途空間,包括康樂及健身設施。
