【名人入市】梁劉柔芬家族 首置身份2.03億買中半山豪宅

中港全面通關後，除了內地資金吸納豪宅外，本地大家族也密密吸貨。市場消息透露，中半山富匯豪庭2座中層A、B室，實用面積3738平方呎，日前以2.03億元易手。新買家分別為梁麒繕(JEFFREY)及林振宇(LIN JAMES C)。前者為前者為前立法會議員及港區人大代表梁劉柔芬及其丈夫梁孔德兒子，後者則為二人女婿，而二人今次入市，均只需付樓價4.25%印花稅，即以首置名義入市。
梁麒繕所購之單位，為富匯豪庭2座中層B室，實用1805平方呎，作價9800萬元，實呎54294元，而林振宇所購單位為同層A室，實用1933平方呎，作價1.05億元，實呎54320元。上述兩伙原業主為香港意得集團董事局主席高佩璇，2007年約9071萬元購入，帳面獲利約1.12億元或1.24倍。

Both of them only need to pay 4.25% stamp duty on the property price when they enter the market this time, that is, in the name of first home enter the market.
The unit purchased by Jeffrey Leung is Room B on the middle floor of Regence Royale Tower 2, with a usable square foot of 1,805 square feet. The price is $105 million, and the actual square foot is $54,320. The original owner of the above two groups was Ko Pui Shuen, chairman of the board of directors of Hong Kong Yide Group. They purchased them for about $90.71 million in 2007, and the book profit was about $112 million or 1.24 times.
