樓市全面復常，豪宅市場率先起動，吸引不少名人趁旺入市。市場消息透露，會德豐有限公司主席吳宗權剛以約6000萬元入市淺水灣豪宅。淺水灣道45號明慧園高層B室，實用面積約1583平方呎，屬於3房間隔，單位外望全淺水灣泳灘景及淺水灣高爾夫球場景，屬於區內一綫景觀，業主原本叫價6500萬元放盤，議價後以5980萬元易手，呎價約3.8萬元。新買家以首置身份入市，登記姓名為 Woo Chun-kuen Douglas，與會德豐主席吳宗權同名，料為同一人。
代理指成交價屬於市價水平，明慧園二手交投並不活躍，對上一宗成交追溯至2020年3月，一個低層A室，以6000萬元易手，與是次成交高層B室相若。

After negotiation, it changed hands for $59.8 million, and the price per square foot was about $38,000. The new buyer enters the market as a first-home buyer, with a registered name of Woo Chun-kuen Douglas, who has the same name as Wheelock Chairman Woo Chun Kuen, and is expected to be the same person.
The transaction price belongs to the market price level, and the second-hand transaction of Ming Wai Garden is not active. The last transaction dates back to March 2020. A low-rise room A changed hands for $60 million, which is similar to the high-level room B in this transaction.
