中港兩地通關後，跨國企業重新派員駐港，帶動豪宅租務市場轉旺。市場消息透露，山頂貝璐道裕熙園一幢洋房，剛以25萬元租出，比10年前租金低約3成。前綫代理透露，中港通關後月租15萬至20萬元的大碼租盤查詢量大增，租務交投上升。例如山頂貝璐道裕熙園E屋，建築面積約4307平方呎，實用面積約3436平方，屬於4房4套連2個工人房間隔，並設有私家泳池，業主原本叫租30萬元放盤，議價後以25萬元租租出，實用面積呎租約73元。
資料顯示，該單位由周啟邦夫人兒媳黃泳霖或有關人士，早於2012年以2.2億元購入，當年曾以約35萬元租出。換言之，新租金比10年前還低約29%。若以10年前購入價計租金回報約1.4厘。據悉，業主同時將單位放售，現時叫價2.68億元，以叫價計市值租金約1.1厘。
據了解，位於山頂貝璐道4號的裕熙園，早於1992年入伙，共有4座洋房，實用面積由3,436至4,672平方呎。值得一提是，前特首梁振英持有裕熙園其2座洋房。換言之，上述租客月租25萬元可與前特首為鄰。

In other words, new rents are about 29% lower than they were 10 years ago. If the rental return is calculated at the purchase price 10 years ago, it is about 1.4%. It is reported that the owner put the unit on sale at the same time. The current asking price is $268 million, and the market value rent is about 1.1% based on the asking price.
It is understood that Yue Hei Yuen, located at No. 4 Peel Rise on the Peak, was occupied as early as 1992. There are a total of 4 houses with usable areas ranging from 3,436 to 4,672 square feet. It is worth mentioning that Leung Chun-ying, the former chief executive, owns two houses in Yu Xi Yuan. In other words, the above-mentioned tenant can live next to the former chief executive with a monthly rent of $250,000.
