鴨脷洲凱玥首宗成交 4房大宅1.6億沽呎價4.95萬元

中港通關後，發展商把握機遇，超級豪宅起動。由龍光集團（03380）與合景泰富（01813）合作發展的鴨脷洲重量級豪宅新盤凱玥，繼日前突擊公布首張銷售安排，標售4伙4房大宅後，今日錄得項目首宗成交，該以1.6億沽出，實用呎價約4.95萬元。
該單位為第3座9樓A室，實用面積3,316平方呎，屬4房間隔，連同1個車位，成交紀錄冊顯示以逾1.64億元沽出，以此計算，實用呎價約4.95萬元。
資料顯示，凱玥由6座組成，提供295伙，標準單位間隔涉3房及4房，另設有頂層複式及連平台等特色戶，實用面積1,340至9,663平方呎，其中面積最大一伙巨無霸單位，為3座29及30樓A室複式戶，實用面積9,663平方呎，創2013年一手住宅新例實施後全港最大分層住宅單位，採5房間隔，另有儲物室及多用途房等，以及連876平方呎平台及546平方呎天台。
項目設有311個私家車位，多於項目住宅伙數，而會所總面積達約3.52萬平方呎。
