胡定旭家族1100萬沽跑馬地豪宅 升值103倍

中港全面通關效應帶動下,豪宅市場交投有所好轉,例如跑馬地本月連錄多宗逾5000萬元以上大額成交,有名人家族更趁勢沽貨。市場消息透露,跑馬地老牌豪宅山村大廈低層D室,實用面積805平方呎,屬於3房間隔,原本叫價1300萬元放盤,議價後1100萬元易手,呎價13665元。
單位原業主早於1973年以10.5萬元購入,持貨49年帳面獲利1089.5萬元,期內升值約103倍。代理透露原業主為醫院管理局前主席,即華大基因旗下、華昇診斷中心董事長胡定旭(Anthony)家族及成員。
胡定旭(Anthony)可算是城中政經界名人,2008年獲頒金紫荊星章,2010年至今出任香港總商會主席。亦是全國政協常委。現時為節目「大鳴大放」主持。
資料顯示,位於跑馬地山村道7號的山村大廈屬於區內老牌豪宅,早於1972年入伙,樓高26層,提供104個單位,單位面積236至805平方呎。土地註冊處資料顯示,屋苑2022年僅錄2宗買賣,平均呎價約15467元。

According to the data from the Land Registry, only 2 transactions will be recorded in the housing estate in 2022, with an average price per square foot of about $15,467.
