樓市不明朗,再有名人沽貨減磅。《成報》創辦人何文法家族成員,剛以9,500萬元沽出跑馬地豪宅禮頓山一伙4房戶,較個別銀行網上估價,高1,465萬元或18.2%。
據市場消息指,上述禮頓山5座中層B室,實用面積1,724平方呎,4房,原連車位叫價9,700萬元,最後減價200萬元或2.1%,以9,500萬元易手,呎價55,104元。
據了解,上址由何文法家族成員何卓慧及何卓智持有,早於2007年斥資3,650萬元入市,持貨約15年,帳面獲利5,850萬元,升值1.6倍。
參考滙豐及中銀香港(02388)網上估價系統,上址估價分別為8,035萬及8,942萬元,即上址成交價高估價最多1,465萬元或18.2%。

It is understood that the above site is owned by Ho Cheuk Wai and Ho Cheuk Chi, members of the Ho Man Fa family. They invested $36.5 million to enter the market as early as 2007. After holding the goods for about 15 years, they made a book profit of $58.5 million, an appreciation of 1.6 times.
Referring to the online valuation systems of HSBC and Bank of China Hong Kong (02388), the estimated prices of the above sites are 80.35 million and 89.42 million respectively, that is, the transaction price of the above site is at most 14.65 million or 18.2% higher than the estimated price.
