賽西湖大廈突破7個月零成交悶局 3房套累減392萬沽
賽西湖大廈業主叫價一向企硬,隨著市況持續向下,業主也相繼下調叫價,有個別業主願意大幅減價,終突破賽西湖7個月零成交悶局。
成交單位為賽西湖大廈6座低層A室,實用面積1297平方呎,建築面積1490平方呎,3房套及工人套房間隔,坐享園景,附有新裝修。業主9月中以3200萬元放盤,最終在市況下行及睇樓量少的情況下減價392萬元以2808萬元將單位易手,折合平均實用呎價21650元。
買家屬於區內分支家庭。原業主於2016年以2660萬元買入單位,於2021年曾內部加名,直至今年中業主決定移民沽貨,持貨6年,帳面獲利148萬元,單位升值5.6%。

The owners of Braemar Hill Mansions have always had a firm bid. The recent transaction unit is Unit A, low floor, Block 6, Braemar Hill Mansions, with a usable area of 1297 square feet and a construction area of 1490 square feet. The owner put the unit on the market for $32 million in mid-September, and finally sold the unit at a price of $28.08 million, which is equivalent to an average usable square foot price of $21,650.
The buyers belonged to branch families in the district. The original owner bought the unit for $26.6 million in 2016, and added his name internally in 2021. Until this year, the owner decided to immigrate to sell the property. After holding the property for 6 years, the book profit was $1.48 million, and the unit appreciated by 5.6%.
