據了解，業主為神秘富豪YAN HONGYAN或相關人士，早於去年初以約3.77億元，購入21 BORRETT ROAD第1期23樓6室天池屋，其後年中以以內部轉讓形式售給邱明靜（QIU MINGJING），預計兩人是相關人士。YAN HONGYAN在上月「甩名」後，再斥資約2.385億元以首置名義入市該期數的17樓1室，而他是次以首置身份入市可節省約2564萬元稅款。
至去年8月，這名神秘富豪再出手，以約3.9億元，增購21 BORRETT ROAD高層一對相連單位。換言之，連內轉甩名的單位，YAN HONGYAN或相關人士共持有4個21 BORRETT ROAD單位，成交樓價逾10億元。
事實上，21 BORRETT ROAD單位售價動輒「億億聲」，買家非富則貴，例如有中國「體操王子」之稱的李寧，其妻子陳永妍新近以2.328億元購入項目一個中層單位，呎價逾7.9萬元。
