息魔殺到 貝沙灣3房套戶急劈逾1成低市價沽貨 造價3900萬

薄扶林貝沙灣8月尚未開齋,而7月僅錄2宗成交,主要因買賣雙方嚴重拉据所致。他續指,上月所錄的成交價均較市價為低,當中有3房套戶更大幅劈價逾1成沽貨。
成交單位為1期6座低層A室,實用面積1,358平方呎,設3房套及儲物室連廁,享全海景,室內曾更換地板,其餘一律為交樓標準配置。單位於2022年5月初起,一直以4,500萬元放售,期間未有落價,直至近期因應美國加息,直接大幅劈價至3,900萬元沽貨,較原本叫價低約13.3%之餘,亦較市價4,100萬元低近5%,呎價約28,719元。
據了解,原業主於2009年8月,以1,910萬元買入單位,現轉手帳面賺約1,990萬元,期內升值約1.04倍。

It enjoys a panoramic sea view. The floor has been replaced in the interior. Since the beginning of May 2022, the unit has been put on sale at $45 million, and the price has not dropped during the period. Until recently, in response to the interest rate hike in the United States, the price was directly cut to $39 million, which was about 13.3% lower than the original asking price. It is also nearly 5% lower than the market price of $41 million, and the square foot price is about $28,719.
It is understood that the original owner bought the unit for $19.1 million in August 2009, and now it has changed hands and earned about $19.9 million on the book, an appreciation of about 1.04 times during the period.
