天寶大廈3房套 大幅減11%2404萬沽出

樓市前景未明朗。加上美國進入加息週期，買家入市態度轉審慎。其中北角半山天寶大廈A座低層A室，實用面積1141平方呎，建築面積1280平方呎，3房套間隔，景觀開揚，可望少部份海景。業主年初叫價2700萬元，最終大幅減價11%以2404萬元將單位易手，折合平均實用呎價21069元。原業主於2018年12月以2100萬元買入單位，持貨3年多，帳面獲利304萬元，單位升值14%。


The property market is unclear. Coupled with the fact that the United States has entered an interest rate hike cycle, buyers have turned cautious in entering the market. Among them, Unit A on the lower floor of Block A, Tempo Court, Mid-levels North, has a usable area of 1,141 square feet and a construction area of 1,280 square feet. The owner asked for a price of $27 million at the beginning of the year, and finally sold the unit at a price of $24.04 million at a substantial 11% discount, which is equivalent to an average usable square foot price of $21,069. The original owner bought the unit for $21 million in December 2018, held the property for more than 3 years, made a book profit of $3.04 million, and the unit appreciated by 14%.
