Nicholas Tse's old neighbor sold a luxury unit in Mid-Level West to earn 267 times, $60K plus changed to more than $10M.
Artist Nicholas Tse, together with his father, Patrick Tse, who is known as "Fourth Brother", sold a roof-top unit in Merry Court in West Mid-Levels for $9 million, earning more than 40% on the book years ago . 16 years later, their old neighbour in the same building recently sold the unit for $18 million, and the book profit was hundreds of times, which was the largest profit in the housing estate in recent years.
Room C on the lower floor of Merry Court has a usable area of 1,215 square feet and is separated by 3 rooms. The decoration is reasonable and the view from the tower is the main focus. The original owner is a retired elderly person and asked for $19 million first. The sale, in just about a month, quickly reduced to $18 million or $14,815 per square foot.
Although the construction cost of the upper site was greatly reduced by "1 ball" compared to the asking price, the old man bought it in one hand for $67,200 as early as December 1969. He has held the property for more than half a century, and still earns $17,932,800 on the book, a substantial appreciation of 267 times.
According to sources, the above-mentioned elderly has moved to Canada with their family, so he is willing to "cut love" to sell the properties under his name, and there are less than 10 units in the same estate currently held by first-hand owners.
Located at No. 10 Castle Road, Merry Court is adjacent to "39 Conduit Road", the former "King of Asian Buildings". It is designed as a stand-alone building with only 139 units, all of which provide large units with 3 or more bedrooms.
Nicholas Tse and Patrick Tse were also the early owners of the unit of the building. In 2001, they spent $6.338 million to buy a roof-top apartment and parking space of the same area. They sold it for $9 million in 2006, earning $2.662 million or 42% on the book, according to an agent's estimate. , the current market value of the units and parking spaces has risen to about $40 million.
