皇第3複式單位3.34億售 呎價8萬創渣甸山分層新高

由資本策略及泛海國際及Grosvenor Asia Pacific合作發展的渣甸山皇第，以招標形式售出地庫、地下、1樓及2樓單位B (Triplex)，單位實用面積4,178平方呎，連同兩個住宅停車位成交價約3.34億元，成交呎價8萬元，創項目成交價及呎價新高，亦創下渣甸山分層住宅呎價新高。
地庫、地下、1樓及2樓單位B (Triplex) 採獨立屋設計，內置私人電梯，尊享三重獨立入口，連特大私家花園面積4,207平方呎，可停泊多部名車，彰顯大宅大戶風範。單位由國際著名建築及室內設計師梁志天精心設計，單位色彩和質感豐富，配搭雅致及線條簡約的傢具，演繹現代華麗的生活體驗。
資料顯示，皇第共提供 16 個分層大宅，迄今透過招標形式售出11伙大宅，佔整個項目約70%，累計套現約23億元。市場氣氛熾熱，對優質特色花園單位的需求更見殷切，項目現僅餘一個花園特色單位，發展商會採惜售策略，稍後將主力推售實用面積逾4,000平方呎的豪華複式特色戶，分別為3 樓及 5樓單位A和11樓及 12樓單位B，大宅成交價將繼續拾級而上。

The transaction price is about $334 million, and the transaction price is $80,000 per square foot, which is a new high for the project transaction price and square foot price.
