疫情緩和,市場憧憬今年通關,核心區舖位再錄大手買賣。中環德己立街2號業豐大廈地下6號舖連閣樓舖位,以1.65億元易手。新買家為本地家品「住好啲」(G.O.D.)創辦人楊志超,過往少有投資商舖。
物業地下面積755平方呎,閣樓面積約3,850平方呎,合共約4,605平方呎,以1.65億元成交價計,呎價約3.5萬元。該舖位處皇后大道中通往蘭桂坊必經之路,亦比鄰娛樂行,屬人流暢旺地段。舖位曾由莎莎化粧品租用,早前已遷出,現時交吉。
原業主早於1989年,以2,160萬元購入,早前以2.2億元放售,現減價25%沽貨。持貨33年轉手,獲利約1.43億元,升值近7倍。

The new buyer is Douglas Young, the founder of the local homeware “G.O.D.” (G.O.D.), who has rarely invested in shops in the past.
The ground floor area of the property is 755 square feet, and the attic area is about 3,850 square feet, with a total of about 4,605 square feet. The price per square foot is about $35,000 at the transaction price of $165 million. The shop is located on the only road leading to Lan Kwai Fong from Queen's Road Central. The shop was once rented by Sa Sa Cosmetics, but it has been moved out earlier and is now handed over.
The original owner bought it for $21.6 million as early as 1989, and put it on sale for $220 million earlier, and is now selling it at a 25% discount. After holding the goods for 33 years, they changed hands, making a profit of about $143 million, an appreciation of nearly 7 times.
