市場消息指,西半山寶珊道18號尚璟近日錄得一宗二手成交,涉及中高層A室,實用面積約2,098平方呎,以1.1億元成交,呎價約5.24萬元。據了解,該單位由一名外籍人士持有,2018年以1.2億元購入作投資。據悉,該業主去年已把物業放售,最初叫價約1.4億元,其後多番減價,直至近日以1.1億元沽出。是次沽貨帳面蝕1,000萬元,若連同印花稅等開支,實質虧損逾1,500萬元。

翻查資料,該屋苑對上一宗成交為去年12月尾,涉及物業16樓B室,屬3房雙套連1間書房間隔,實用面積2,206平方呎,連1個車位,以1.33億元售出,實呎60,290元。是次蝕讓成交單位樓層接近,按呎價計,項目造價3個月已回調約13%。
