財團逾4.68億收購跑馬地愉華

市區豪宅地緊絀,傳統豪宅地段更屬發展商兵家必爭之地,疫市下再錄大手收購買賣。消息指出,跑馬地黃泥涌道愉華大廈一籃子物業以逾4.68億成交,料為財團收購,其中,地鋪部分以約1.498億易手,呎價約4.7萬,原業主持貨僅八個月,物業期間迅速升值近八成。
據市場消息指出,黃泥涌道59至61號愉華大廈一籃子物業,連環新錄14宗買賣,包括12伙住宅及兩個地鋪,合共以4.68億成交,料為財團收購。消息指,涉及住宅單位面積介乎767方呎至899方呎,成交價由約2408萬至約2931萬,平均呎價約3.1萬,涉及買賣金額高達約3.188億。
低層單位34年升40倍
其中,該廈59號低層單位,面積約899方呎,於上月底以約2794.4萬成交,呎價約3.1萬,據悉,原業主於1988年以約68購入,故持貨34年帳面獲利約2726.4萬,物業期間升值約40倍。
區內地產代理指出,愉華大廈坐享馬場景致,一直以來備受各路財團「吼準」作收購重購,並於去年起市場已盛傳有財團展開收購行動。上述收購亦涉及該廈地下兩個鋪位,合共建築面積約3135方呎,以約1.498億成交,呎價約47783元,據悉,原業主於去年5月以8380萬買入,持貨僅八個月帳面獲利約6600萬,物業期間升值約78%,獲利相當可觀,上述鋪位現時由家具店租用。
地鋪八個月升值八成
愉華大廈位於跑馬地黃泥涌道59至61號,早於1964年入伙,樓齡約58年,樓高9層,每層採4伙,共涉38伙。

According to the news, the residential units involved range from 767 square feet to 899 square feet, and the transaction price ranges from about $24.08 million to about $29.31 million, with an average price per square foot of about $31,000, and the transaction amount involved is as high as about $318.8 million.
