    【差餉租值】「四叔」李兆基白加道大屋蟬聯最貴豪宅 馬化騰大浪灣道大屋租值1281萬成最貴洋房

    差估署公布,2022/23年度租金估值冊,當中政商界名人擁有的超級豪宅租值回穩,當中恒地創辦人、「四叔」李兆基自住的山頂白加道35號租值維持2646.24萬元,蟬聯全港最豪宅物業。
    李兆基一家早年居住在中半山麥當勞道的分層豪宅惠苑頂層複式單位,早年以18.2億元購入白加道35號屋地,並將其重建成3幢面積介乎5312至5925平方呎的大屋,附設泳池、車位等設施,在近年入伙後,去年度首次評定估值合共2646.2萬元,成為全港最貴豪宅,據差估署資料顯示,大屋今年度租值不變,將蟬聯最貴豪宅寶座。
    至於另一富豪長和系創辦人李嘉誠,自住的深水灣道79號大屋最新租值為903.6萬元,按年升5.6%,但仍為近10個年度次低,而作為出租之用的壽山村道22A至22C號洋房,最新租值1888.2萬元,亦按年升上升6%。
    內地富豪方面,騰訊主席馬化騰旗下石澳大浪灣道13號,最新租值約1281萬元,按年升2.9%,以單幢洋房計算,將超越2022/23年度租值升至1281萬元,超越絲寶集團主席、湖北首富梁亮勝持有的淺水灣道89號大屋(租值1265.4萬元),成為全港最貴洋房。
    另一科網巨龍阿里巴巴創辦人馬雲目前在香港至少有兩間豪宅,其中中半山 Branksome Crest 複式豪宅租值428.76萬元,按年跌8%,連跌三個年度達2成,而馬雲以天價購入的山頂白加道22號大屋,則在重建階段,仍未有租值,相信日後評定的租值亦將是天價。

    Lee Shau Kee and his family lived in the penthouse of Eva Court, a stratified luxury mansion on MacDonnell Road in Mid-Levels Central. They purchased the house at No. 35 Barker Road for $1.82 billion and rebuilt it into 3 buildings ranging from 5312sf to 5925sf. The square-foot mansion is equipped with swimming pools, parking spaces and other facilities. After the occupancy in recent years, the first assessment last year was valued at a total of $26.462 million, making it the most expensive luxury mansion in Hong Kong. It will be the most expensive mansion in a row.
    As for Li Ka-shing, the founder of another tycoon, CKH, the latest rental value of the mansion at No. 79 Deep Water Bay Road, which he lives in, is $9.036 million, an increase of 5.6% year-on-year, but it is still the second lowest in the past 10 years. The latest rental value of houses at No. 22A to 22C of Shoushan Village Road was $18.882 million, which also increased by 6% year-on-year.
    In terms of mainland rich people, the latest rental value of No. 13 Big Wave Bay Road, Shek O, owned by Tencent Chairman Ma Huateng, is about $12.81 million, an increase of 2.9% year-on-year. In terms of single-family houses, the rental value will exceed 2022/23 and rise to $12.81 million. It surpassed the mansion at No. 89 Repulse Bay Road (rental value of $12.654 million) held by Liang Liangsheng, the chairman of Sibao Group and the richest man in Hubei, and became the most expensive house in Hong Kong.
    Jack Ma, the founder of Alibaba, another technology giant, currently has at least two luxury properties in Hong Kong. Among them, the rental value of the Branksome Crest duplex luxury residence in Mid-Levels is $4.2876 million, down 8% year-on-year, and has fallen by 20% for three consecutive years. The mansion at No. 22 Barker Road, The Peak, which was purchased at a sky-high price, still has no rental value during the redevelopment stage. It is believed that the rental value assessed in the future will also be sky-high.
