    內地富商兩港島豪宅突淪銀主盤 連逾2000萬豪裝遭2.83億放售 屋苑歷來最大宗

    經濟不景,銀主盤數目趨升,並陸續漫延至市區億元豪宅,浙江富商虞松波及相關人士持有的黃竹坑深灣9號2伙複式戶,最新突連環淪為銀主盤,遭以共2.83億元放售,創屋苑歷來最大宗銀主盤放售個案。據消息指出,上述深灣9號2伙銀主盤位於1座頂樓同層,其中1座頂層A室複式戶,實用面積2,587平方呎,連773平方呎平台,位處大單邊享海景,業主購入後一度斥約2000萬元進行豪裝,惟持貨至近日突淪為銀主盤,遭銀主以1.58億元放售,意向呎價61,075元,叫價較市價高約13%。
    至於同層B室複式戶,實用面積2,177平方呎,附280平方呎平台,連同2個車位同時淪為銀主盤,銀主叫價1.25億元,意向呎價57,418元,相對市價也貴約12%,而2伙單位連同2個車位總叫價共2.83億元,屬屋苑歷來最大宗銀主盤放售個案。
    據了解,上述2伙及2個車位由浙江富商虞松波及相關人士持有,當中A室複式戶早於2013年斥約1.34億元購入,B室複式戶連2個車位則在2016年以9,000萬元買入。
    翻查資料,虞松波屬中資和潤集團有限公司董事長,曾以135億元人民幣身家,躋身胡潤百富榜第252位,惟虞松波及相關人士在2020年中曾遭一間名為Blackwood Forest Limited的公司入稟高等法院,疑興訟追數,並要求收回的上述單位和車位。而有關物業同年一度委託代理招標出售,惟最終不但未能成事,事隔約一年半更淪為銀主盤遭放售。
    事實上,近期銀主盤數目有漸趨向上之勢,整體物業市場已知滾存銀主盤數量已達約158個,當中最少5個更屬於叫價半億元以上的住宅銀主盤,除前述深灣9號2個複式單位外,中半山君珀頂層一個複式銀主盤,實用面積2,392平方呎,亦正以約1.52億元放售,銀主叫價僅較業主2012年購入金額約1.51億元,高141萬元或0.9%。
