蘇民峰:地運轉移 上環食正北邊水 旺足20年

雖然疫情嚴峻,但市場亦不乏大額成交,早前堪輿學家蘇民峰,斥5200萬購入上環文咸東街全幢商廈,他接受本報專訪時稱,該物業將全幢作收租,料月租可達14萬,回報逾3厘,往後將繼續物色機會投資鋪位,因現時已是鋪市最衰的時期,同時亦認為,該物業地運不俗,目前可享西邊運,往後更可享北邊水。
蘇民峰指出,其實過去一、兩年間,一直有參考不同的盤源,但價錢亦不合適,所以一個都不買,而是次斥5200萬購入上環文咸東街87號全幢商廈,其實代理於去年12月起,經已作出推介,當時價錢不太適合,但可能因近期疫情緣故,業主最終作出減價,並成功購入,至於該商廈將全幢出租,目前地鋪以月租7.5萬,租予快遞公司,而樓上5層寫字樓單位經已交吉,並傾向一併租予同一住客,若在疫情前,料月租可達7.5萬至8萬,但礙於目前疫情形勢,料月租可達約6.5萬至7.5萬,即每月租金收入共14萬,回報可逾3厘。
上環商廈收三厘回報
他再指,上述文咸東街商廈,本身地運不俗,因04年至24年間,行八運,旺西邊,而24年至44年則行九運,將會旺北邊有水的地方,該物業鄰近北邊海同樣可受惠。此外,購入該商廈,亦繼續物色投資機會,並主力購買鋪位,若物業本身可享地運固然好,但自己投資物業,主要看租金回報率,必須要有3厘以上。
現時屬鋪市最衰時期
此外,早前沽出堅道地鋪後,手頭現金增加,令購買物業的靈活性亦增加,而且手頭存有現金,若放在銀行只會一直貶值,做定期亦無意思,一個月可能只有數千元利息,而近期股市波動,亦令人卻步,故此在搵出路下,就決定購買物業,不單止有留意本港,亦有留意海外的物業,但本港稅制簡單,而且目前已是鋪市最衰的時候,「最衰就無得再衰」,在一輪計算後,始終在本港投資贏面最大。
樓市呈五年一循環
近期樓市受疫情影響,令樓價有所下滑,蘇民峰指出,雖然美國聯儲局加息,但對市況影響不大,反而近期樓價下跌,愈跌就愈沒有人買樓,愈沒有人買樓就愈跌,而樓市屬五年一個循環,是次就由19年開始,直至24年,而屆時會有一個虛火,地運亦有所轉移。
他亦認為,股市情況則不同,屬兩年一個循環,而單數年時,股市先升後跌,而雙數年則相反,呈先跌後升,若以五行計算,今年較旺屬木的行業,即中藥、紙張及時裝等。

As for the commercial building, the whole building will be rented out. To the express company, and the 5-storey office building units upstairs have been handed over, and they tend to be rented to the same tenant. Before the epidemic, the monthly rent is expected to reach $75,000 to $80,000. The monthly rent can reach about $65,000 to $75,000, that is, the monthly rental income is $140,000, and the return can exceed 3%.
He also pointed out that the above-mentioned commercial buildings on Bonham Strand are in good luck, because from 2004 to 24, they had eight fortunes and the west side, and from 24 to 1944, they had nine fortunes. The property's proximity to the North Sea also benefits. In addition, when purchasing this commercial building, I will continue to look for investment opportunities, and mainly buy shops. It is good if the property itself can enjoy land transportation, but if I invest in the property myself, it mainly depends on the rental return rate, which must be more than 3%.
