會德豐17.3億統一跑馬地雲地利大廈業權 將與培新合作3年後賣樓

發展商收購舊樓補充土地儲備，當中由會德豐地產申請強拍的跑馬地雲地利道15號雲地利大廈，今早舉行公開拍賣，並在無對手下由會德豐以底價17.32億元統一業權，將與培新集團合作發展。
雲地利大廈樓齡59年，屬於9層高舊樓，由2018年10月申請強拍，佔地約17,595平方呎，以地積比率5倍重建，即約87,975方呎，現時以底價17.32億元成交，每呎樓面地價約1.97萬元。
會德豐地產常務董事黃光耀表示，集團一直以不同途徑補充土地儲備，今次為集團於今年以來首幅購入的地皮。將與培新集團合作發展該住宅項目，屬兩個集團間首次合作，並稱將盡快開展相關程序，料於3年或以後能推出市場。
今年至今土地審裁處僅錄得4宗強拍申請，較去年有明顯減少。第一太平戴維斯估值及專業顧問服務董事總經理陳超國指，今年強拍批出的數量預計會少於去年，近期受疫情困擾，導致法庭停止運作，延遲不少相關申請。本來有數宗強拍個案排期審訊，暫時仍未能知道將押後至何時。

The transaction, the land price per square foot is about $19,700.
Mr Ricky Wong Kwong-yiu, managing director of Wheelock Properties, said that the group has been replenishing its land reserves through different channels, and this is the first land purchased by the group this year. It will cooperate with Peixin Group to develop this residential project, which is the first cooperation between the two groups.
So far this year, the Lands Tribunal has only recorded 4 applications for compulsory sales, a marked decrease from last year. Mr Chan, managing director of Savills Valuation and Professional Advisory Services, pointed out that the number of forced auctions approved this year is expected to be less than last year. The recent epidemic has caused the court to stop operating and delay many related applications. Originally, several forced auction cases were scheduled for trial, but it is still unclear when they will be postponed.
