    會德豐17.3億統一跑馬地雲地利大廈業權 將與培新合作3年後賣樓

    發展商收購舊樓補充土地儲備,當中由會德豐地產申請強拍的跑馬地雲地利道15號雲地利大廈,今早舉行公開拍賣,並在無對手下由會德豐以底價17.32億元統一業權,將與培新集團合作發展。
    雲地利大廈樓齡59年,屬於9層高舊樓,由2018年10月申請強拍,佔地約17,595平方呎,以地積比率5倍重建,即約87,975方呎,現時以底價17.32億元成交,每呎樓面地價約1.97萬元。
    會德豐地產常務董事黃光耀表示,集團一直以不同途徑補充土地儲備,今次為集團於今年以來首幅購入的地皮。將與培新集團合作發展該住宅項目,屬兩個集團間首次合作,並稱將盡快開展相關程序,料於3年或以後能推出市場。
    今年至今土地審裁處僅錄得4宗強拍申請,較去年有明顯減少。第一太平戴維斯估值及專業顧問服務董事總經理陳超國指,今年強拍批出的數量預計會少於去年,近期受疫情困擾,導致法庭停止運作,延遲不少相關申請。本來有數宗強拍個案排期審訊,暫時仍未能知道將押後至何時。
