    近年內地發展商紛紛傳出資金鏈斷裂問題,有內地發展商在港項目被銀行接管,個別則選擇蝕讓賣樓套現。市場消息透露,西半山干德道敦皓一個特色戶,實用面積2343平方呎,3房間隔,連約460平方呎空中平台,屬於特色單位。內地客4年前以約1.89億元購入,而且當時支付30%買家印花稅,入市成本達2.45億元。該單位最新於市場放售,原本叫價2.3億元,近日大減9200萬元,以約1.38億元易手,帳面蝕讓5000萬元,若連各項稅款計,估計蝕讓1.08億元,大約相等於10個太古城2房單位。
    原業主為融創中國(1918)董事長孫宏斌胞弟孫宏兵,由於單位屬於區內罕有空中平台特色單位,加上當年連裝修設計一併出售故造價較貴,當年成交呎價80580元,當時呎價及售價均創項目複式單位新高。
    資料顯示,孫宏兵近月接連蝕讓沽貨,包括敦皓中層D1室,早前以3200萬元售出,帳面蝕讓104萬元。

    The original owner was Sun Hongbing, the younger brother of the chairman of Sunac China (1918). Since the unit is a rare unit with air platform characteristics in the area, and the decoration and design were sold together, the construction cost was relatively high @$80,580, the price per square foot and the selling price both hit a new high for duplex units in the project.
    According to the data, Sun Hongbing has lost and sold properties successively in recent months, including the D1 room in the middle floor of The Morgan, which was sold for $32 million earlier, and the book lost $1.04 million.
