疫市蝕讓潮 西半山璈珀帳面貶值871萬

第五波疫情持續升溫,小業主持貨心態轉趨疲弱,個別急套現業主甚至接受蝕讓賣樓,蝕讓個案甚至蔓延至豪宅市場,西半山璈珀一個3房單位,業主帳面蝕讓約871萬元離場。 西半山一帶豪宅本月至今僅錄約20宗買賣,較1月同期的約28宗下跌近30%。個別業主減價沽貨,其中西半山干德道璈珀高層D室,面積1636平方呎,屬於3房間隔,望山景為主。原業主為內地客早於2016年以約5621萬元購入,原本叫價5500萬元放盤,日前減價750萬元,以4750萬元售出,呎價約29034元,持貨6年帳面貶值約871萬元。
若連購入單位的厘印費(約239萬元)及代理佣金等雜項支出計,估計需要損失約1157萬元。不過,土地註冊處資料顯示,該業主2016年連車位購入單位,次年即以約480萬拆售車位。換言之,即時連車位獲利計,該名內地客仍需蝕讓約677萬元離場。

In other words, even with the profit of the parking space, the mainland passenger still needs to lose about $6.77 million to leave.
