【地皮開標】爪哇近11.9億奪淺水灣南灣道豪宅地 每呎逾6.2萬創全港官地呎價新高 總投資額約16億

疫情無礙發展商投標意欲,再有豪宅地創下新高紀錄,成為全港呎價最貴官地。地政總署表示,淺水灣南灣道住宅官地終由爪哇以近11.9億元投得,每呎樓面地價約62,352元,創下全港官地呎價新高紀錄。
爪哇營業部總經理陳愷鑫估計,是次地皮的競爭激烈,又指地皮屬淺水灣罕有的豪宅地皮供應,而且對本港樓市前景有信心,並對超級豪宅看高一線,加上地皮看到海景,故集團認為地皮值得競投。集團目前計劃在地皮興建2至4間別墅,料會作收租用途,總投資額約16億元,預計3至5年後落成。
若與舊紀錄,即去年初由九倉,夥拍信置主席黃志祥家族、中渝置地主席張松橋、「大劉」劉鑾雄妻「甘比」及胞弟劉鑾鴻,以72.5億元奪得的山頂文輝道9及11號地皮,每呎樓面地價50,010元比較,是次地皮成交呎價較舊紀錄高出約25%。
該地皮後方為長實旗下的淺水灣道90號,佔地約2.1萬平方呎,可建樓面約1.9萬平方呎。地皮於上周五截標,共接獲9份標書,入標的以本地中大型發展商為主,包括獨資的新地 、嘉華 、建灝、爪哇 、信置 ,英皇則夥資本策略組財團入標,長實、鷹君亦有遞交標書。

The rear of the land is 90 Repulse Bay Road, a subsidiary of Cheung Kong, covering an area of about 21,000 square feet and a buildable floor area of about 19,000 square feet. The land bid was closed last Friday, and a total of 9 bids were received. The bidders are mainly local medium and large-scale developers, including the wholly-owned SHKP, K.
