剛成交的星域軒為1座低層C室單位,實用面積約為815呎,建築面積約1,033呎,為兩房連套房及儲物房間格,由於發展商品牌及物業質素,故獲換樓客鐘情,並以2,300萬元成交,折合實用呎價約28,221元,建築呎價約22,265元,買家購入作自用。
原業主於2005年9月以約873萬元購入上述物業,是次轉售帳面獲利約1,427萬元,物業升值約163%。
The newly transacted Starcrest is a low-floor C unit with a usable area of about 815 square feet and a construction area of about 1,033 square feet. The client loved it and boght it for $23 million, equivalent to about 28,221 yuan per square foot (saleable) and about 22,265 yuan per square foot (gross). The buyer bought it for his own use. The original owner purchased the above-mentioned property in September 2005 for about $8.73 million. The book profit from the resale was about $14.27 million, and the property value appreciated by about 163%.
