酷派手機創始人郭德英3.9億接海航銀主盤 山頂豪宅7年貶值1.2億

原本由海航集團持有的山頂超級豪宅TWELVE PEAKS雙號洋房，淪為銀主盤之後，日前以3.87億元沽出，實用呎價約91,252元，據了解，新買家為「GUO DEYING」，跟中國手機生產商酷派創始人郭德英同名，或屬於同一人。
據市場消息指，郭德英入市支付了1,644.75萬元作為稅款，相當於樓價約4.25%，疑是以首置身份入市。
單位實用面積約4,241平方呎，4房間隔，連約2,542平方呎花園及泳池、830呎天台及按摩池，以3.87億元沽出，呎價約91,252元。
翻查資料，原業主為海航集團相關人士，於2015年2月斥資逾5.06億元買入上述洋房，當時呎價高達約120,255萬元，這意味該洋房在7年間帳面貶值約1.19億元，而原業主購入上址時，曾支付高達4,301.4萬元稅款。
值得一提的是，海航集團相關人士購入單位後，曾多次抵押物業給多間公司借貸，單位曾與2015年向中國光大銀行承做按揭，然後於2018年向中信旗下的CSI FINANCE LIMITED借貸，並於去年再向UPPER GENIUS LIMITED承造按揭。不過，上址於去年10月底被羅兵咸永道合夥人接管，淪為銀主盤，如今蒸發逾億元售出。

According to market sources, Guo Deying paid $16.4475 million as tax when entering the market, which is equivalent to about 4.25% of the property price. It is suspected that he entered the market as a first-time home buyer.
The usable area of the unit is about 4,241 square feet, with 4 bedrooms, including a garden and swimming pool of about 2,542 square feet, a rooftop of 830 square feet and a jacuzzi. It was sold for $387 million, or about $91,252 per square foot.
