買家新年前偷步入市 3338萬買北角海天峰3房海景戶
Buyer sneaks into the market before the New Year and buys 3-bedroom sea-view unit in Sky Horizon in North Point for $33.38 million
疫情持續,但買家早已習慣疫情下睇樓覓盤,近日北角半山成交轉旺。
單位為海天峰2座中層B室,實用面積935平方呎,建築面積1365平方呎,3房套間隔,坐享煙花全海景。業主以3338萬元將單位易手,折合平均實用呎價35701元。買家屬於同區換樓客,見海天峰早前錄得成交,即趁新年前偷步入市。原業主於2007年以1518萬元買入單位,持貨15年,帳面獲利1820萬元,單位升值120%。
另一成交單位為寶馬山花園1座中低層C室,實用面積830平方呎,建築面積1030平方呎,3房套間隔及露台,坐享海景。市場匙盤短缺,單位單日即錄得8組買家參觀,業主以1650萬元將單位交吉易手,折合平均實用呎價19880元。買家見單位呎價比太古城更平,即馬上入市。原業主於2010年以1080萬元買入單位,持貨12年,帳面獲利570萬元,單位升值53%。
