麗新發展13億 購西半山旭龢道舊樓
Lai Sun Development purchased the old building of Kotewall Road in Mid-Levels West for $1.3 billion
半山地皮有價有市,據悉麗新發展剛以約13億元購入西半山旭龢道1號及1A號兩幢舊樓,收購呎價8.4萬元。土地註冊處資料顯示,西半山旭龢道1號及1A號兩幢舊樓剛以13億元轉手,兩幢舊樓樓齡約74年,共有10個單位,現有樓面約15424平方呎,以成交價計呎價高達8.4萬元。
資料顯示,兩幢舊樓地盤面積11490平方呎,地積比約5倍,可建樓面約57450平方呎,以重建樓面計收購呎價約22628元。
潘銳民:投資總額17至18億元
麗新發展高級副總裁潘銳民回應指出,半山區逾萬呎地盤屬十分罕有供應,故購入項目重建,預計總投資額17至18億元之間。項目屬舊契重建推售時間相對靈活,相信最快2025年可推出市場,但近年不少豪宅項目推售現樓銷情較理想,故實質推售時間仍屬言之過早。

Mr Poon, senior vice president of Lai Sun Development, responded that the land of more than 10,000 square feet in the Mid-levels is a very rare supply, so the purchased project is rebuilt, and the total investment is expected to be between $1.7 and $1.8 billion. The project belongs to the old lease redevelopment, and the launch time is relatively flexible. It is believed that it will be launched in the market as soon as 2025. However, in recent years, many luxury residential projects have achieved satisfactory sales of existing buildings, so the actual launch time is still too early to say.
