傳統豪宅區供應有限,吸引財團斥資收購區內舊樓,其中,財團於去年底斥資近9億,收購東半山畢拉山徑渣甸園一籃子單位及車位,料佔屋苑逾60%業權,每伙收購呎價約4.24萬至6.5萬。市場人士指,收購公司的董事均為南豐集團高層人士,料奪得項目的呼聲高。
市場消息指,東半山渣甸園連錄15個單位,另連15個車位成交登記,該批買賣錄於去年12月份左右,成交價介乎4880萬至1.198億,合共涉資約8.96884億,全部以公司名義購入,且涉及「辣稅」達3億,相信有財團正進行併購重建,若以全盤24伙計,目前已收購項目約62.5%業權。

According to market news, Jardine Court in Mid-Levels East recorded sale transactions of 15 units in a row, and 15 car parking spaces were registered. This batch of transactions was recorded in December last year. The transaction price ranged from $48.8 million to $119.8 million, with a total investment of approximately $896888.4 million. All are purchased in the name of the company, and the "spicy tax" involved is $300 million. It is believed that a consortium is conducting mergers and acquisitions and reconstruction. If there are 24 partners in total, about 62.5% of the project has been acquired.
