近月豪宅交投持續活躍,不少名人趁高位沽貨套現。土地註冊處資料顯示,跑馬地禮頓山第7座高層A、B相連單位,實用面積2922平方呎,剛登記以1.69億元易手,呎價約57837元,屬於近期理想呎價,比銀行估價1.43億元高約18%。
資料顯示,上述單位由海域集團創辦人葉劍波兒子葉域等相關人士持有,早於2003年以約3128萬元購入,於2019年7月社會運動期間一度傳出由資深投資者尹柏權以約1.3億元購入,惟交易未有完成,及後葉氏收回單位以約2.1億元放盤,最終減價4100萬元以1.69億元售出,但持貨18年帳面獲賺約1.4億元。
In recent months, luxury real estate transactions have continued to be active, with many celebrities taking advantage of their high prices to sell their goods for cash. According to the information from the Land Registry, the high-rise units A and B of Block 7, Leighton Hill, Happy Valley, have a saleable area of 2922 square feet. They were newly registered and changed hands for $169 million. The price per square foot is about $57,837. According to the data, the above-mentioned units are held by Michael Yip, the son of Ocean Grand Holdings Ltd’s founder and other related parties. They were purchased as early as 2003 for about $31.28 million. During the social movement in July 2019, it was reported that the senior investor Wan Pak Kuen bought the unit for about $130 million but the transaction was not completed. Later, Yip’s repossession of the unit was put on the market for approximately $210 million. The final price was reduced by $41 million and sold for $169 million. However, the holdings for 18 years earned approximately $140 million in book value.
