【名人沽貨】海域集團葉劍波家族 1.69億元沽禮頓山特色單位

近月豪宅交投持續活躍，不少名人趁高位沽貨套現。土地註冊處資料顯示，跑馬地禮頓山第7座高層A、B相連單位，實用面積2922平方呎，剛登記以1.69億元易手，呎價約57837元，屬於近期理想呎價，比銀行估價1.43億元高約18%。
資料顯示，上述單位由海域集團創辦人葉劍波兒子葉域等相關人士持有，早於2003年以約3128萬元購入，於2019年7月社會運動期間一度傳出由資深投資者尹柏權以約1.3億元購入，惟交易未有完成，及後葉氏收回單位以約2.1億元放盤，最終減價4100萬元以1.69億元售出，但持貨18年帳面獲賺約1.4億元。

According to the information from the Land Registry, the high-rise units A and B of Block 7, Leighton Hill, Happy Valley, have a saleable area of 2922 square feet. They were newly registered and changed hands for $169 million. The price per square foot is about $57,837. According to the data, the above-mentioned units are held by Michael Yip, the son of Ocean Grand Holdings Ltd’s founder and other related parties. They were purchased as early as 2003 for about $31.28 million. During the social movement in July 2019, it was reported that the senior investor Wan Pak Kuen bought the unit for about $130 million but the transaction was not completed. Later, Yip’s repossession of the unit was put on the market for approximately $210 million. The final price was reduced by $41 million and sold for $169 million. However, the holdings for 18 years earned approximately $140 million in book value.
