揚海加推第4號價單98伙 折實入場費1070萬 嘉里:將於周六開售188伙

黃竹坑站上蓋揚海上周六首輪銷售沽清後,發展商再加推第4號價單98伙,價單定價約1337.8萬至8343.8萬元,嘉里稱較對上一張價單輕微加價。項目將連同第3張價單,合共推出188伙在本周六(9月11日)推售。
放大面積334至1420平方呎,1房至4房,並以2房佔最多,價單定價約1337.8萬至8343.8萬元,價單呎價35939元至58759元。以最高折扣20%計,折實價約1070.24萬至6675.04萬元,折實呎價由28751至47007元。入場單位2A座6樓E室,實用面積341平方呎,折實價1070.24萬。
新一批單位中,發展商首次推出1A及1B座的A及B單位,該批單位望深灣遊艇會景色。另外,項目是次首推941平方呎的3房單位。
項目將於9月11日以價單形式推售188伙,並分4組時段銷售。是次銷售未包括招標單位,而3及4號價單合共市值40億左右。嘉里發展銷售及市場策劃副總裁盧子豪指,是次加推單位計入樓層等因素後,較上一張價單輕微加價。他補充,於首輪銷售中,購買1房的客戶佔約64%,而入市1房或以上的佔約36%。
嘉里發展香港區總經理湯耀宗表示,市場氣氛向好,有信心次輪銷售再度沽清單位。他亦稱,昨日項目以招標售出的其中3伙單位的買家為嘉里母公司的相關公司,集團計畫把單位作長線收租投資之用。

The price list was priced from $13.378 million to $83.438 million. Kerry said it was slightly less than the previous price list markup. Together with the third price list, the project will launch a total of 188 units on sale this Saturday (September 11).
The developer has just added the No. 4 price list, involving 98 units, with a saleable area of 334 to 1420 square feet, 1 bedroom to 4 bedrooms, and 2 bedrooms accounting for the most. The price list is about $13.378 million to $83.438 million per square foot. $35939 to $58759. Based on the maximum discount of 20%, the discounted price is about $10,702,400 to $66,750,400, and the discounted price per square foot is from $28,751 to $47,007. Admission unit, Unit E, 6th Floor, Block 2A, has a saleable area of 341 square feet, which is a discount of $10.7024 million.
