    何文田耀爵臺再沽一伙 較2013年價單賣平617萬

    何文田貨尾盤耀爵臺,昨日再售出一伙住宅單位,連車位以1,928萬元成交,造價較2013年開賣時的價單定價平617萬元。

    據成交紀錄冊最新資料顯示,耀爵臺9樓單位,連一個車位招標售出,成交價1,928萬元。單位實用面積982平方呎,三房套房間隔,成交呎價19,633元。翻查項目的舊價單,此9樓單位在2013年首度推售時,價單定價為2,545萬元,不設任何折扣,亦未計及車位價錢。換言之,現時連車位的成交價1,928萬元,較八年前純單位樓價再平617萬元或24%。

    位於何文田伯爵街2A號的單幢盤耀爵臺,由光萬投資發展,入伙近十年。對上一宗成交為去年底,有高層單位以2,030萬元成交,較2013年的價單定價2,706萬元,賣平670多萬元。

Looking up the old price list of the project, when the 9th floor unit was first launched in 2013, the price list was priced at HK$25.45 million, without any discount, and the parking space price was not taken into account. In other words, the current transaction price with parking spaces is HK$19.28 million, which is HK$6.17 million or 24% lower than the net unit property price eight years ago.

    Eugene Terrace, a single building located at No. 2A Earl Street, Homantin, was invested and developed by Guangwan and has been occupied for nearly ten years. The last transaction was the end of last year. A high-level unit was sold for HK$20.3 million, which was priced at HK$27.06 million compared with the 2013 price list and sold flat by less than HK$6.7 million.
